Its an painful experience , wen i dealt with buying an site broker has played
a gambling role. He took the control of enteir deal. Even charging 1%
On the price, his job is to just to introduce the seller n charging 1%.
Is there any way or forum where buyer n seller meet
is govt is taking any steps to legalize thiis issue.

yes it true thew sometimes brokers are the problem creator,but not every time if we deal with them quietly and intelligently then they will never create any problem or else choose always a good reputed and trusted estate agent in your locality.like i found in my city most xxxxxxxxxxxxxxxxxxxxxxxxxx is xxxxxxxxxxxxxxxxxxxxxx.

According to my experience brokers are not problem makers unless you have to deal with a good reputed estate agent .

Please tell us the following:
1. How can one find the credibility of the broker?
2. What are the things that seller/purchaser should be cautious from a broker so that they are not cheated?
3. What are the general tactics used by the broker to lure the customers?
4. What are the kind of works a broker is expected to do in mediating the sale transaction between the seller and the purchaser?
5. What are the ways to ensure that the broker does the work for which he is been paid the commission by seller and the purchaser?
A broker needs to be a facilitator and mediator in dealing with the sale transaction rather than extorting money from the customer by luring them by hiding vital information.
Please tell us the following:

First of all I should congart to putting such a ethical questions, I feel hardly 2-3% may be answerable.
Broker is just to indruduce the owner he charges his fee. Apart from u can't expect any work from him.
That too if v r lucky enough he w'nt trouble further. They just lure the custmer in all angles .
TACTICS BY BROKER
1. JUST WITH AGREEMENT THEY TRY To SELL THE PROPERTY .
2.PRICE ESCALATION AFTER THE TOKEN ADVANCE.
3.PRICE CONTROL (BY MAKING FALSE PROMISE TO THE SELLER (OWNER)
4.AT TIME OF NEGOTIATION NO BROKER SHOULD BE PRESENT. ONLY BUYER AND SELLER
5.IF BUYER SHOWS GUNINE INTREST WITH BROKER THEN HE WILL BE IN TROUBLE
6.ALL THE TERMS AND CONDITIONS SHOULD BE B/W BUYER AND SELLER .

brokers are also suppose to
1) arrange the documetns required for verification be it from seller or be it from some govt office.
2) help you with khata transfer,
hold their money until everything is done.
