how much tax?

hi all,

we have decided to buy a flat in a group house consisting of 7 flats. cost of the flat is 27,75000. we have already paid the builder 10 lakhs. The builder is ankshu builder. he constructed the whole building with his money and didnt approach any bank. now it is difficult for us to get a loan. the builder says, he will give us the remaining amount as a loan and asks us to pay EMIs like we normally pay to the banks. We verified all the documents and the land is clear with no litigation.

I want to know how much can we save on tax, if i take a bank loan. and how much registration cost would be for 28 lacs flat at ayyappa nagar, near whitefield.
