Alpha garden layout

hi all,

we r planning to buy an appartment in alpha garden layout near ayyappa nagar, kodigehalli road. the apt is very nice but there is one problem. it has approval for g+3 floors but the builder has elevated and added 2 more floors. there are 7 pent houses at the top floor. no more flats are left, only the pent houses are left for sale. what my question is, is it risk buying that pent house????? which doesnt have bbmp approval? the builder says, nothing much risk will be there. in future we may need to pay 1lakh as penalty thats it. but i dont believe that. pls give me ur suggestions. the flat looks very good.

If BBMP approvals did not matter, every builder would have taken approval for just 1 floor and build 3-5 on top of it. This is a joke. The builder is right. There's no risk, no risk for him that is because he is getting his money.

Thank you all for ur replies. yes saw the news that even in hyd they r demolishing the elevated flats. we r thinking abt another flat which is in group house.
