anyon in this forum who bought a villa in pruska layout

they are quoting 85 ( all inclusive) for villas. Also have read concerns online about a highway passing through the layout. can you pls share your feedback and help if its a good idea to buy here? we are buying hoping to live there as soon as possible and looks like a deserted place so was a little concerned also where to buy vegetables, other day to day ammenities etc..please help
