land price in HRBR 3rd block bda

We are looking at buying a 2bhk house in a 20*30 bda plot in hrbr 3rd block. the owner initially said he was quoting 70L but is now quoting 65L which is quite expensive and we want to negotiate on the price. so wanted to know if anyone knows the land price there so we can use it as a base to calculate our offer. we were looking at ads online and they range from 6500-7000/sq ft for land
