BBMP Approved Plan Modification

Hi All

I am planning to construct an house on 30*40 site on Bannerghatta Road. I had taken the construction plan approval from BBMP in february 2011.

As per the plan

Ground floor - 1 parking, living room, 1 bed room, dining area, kitchen, commom bathrom/toilet and internal staircase.
First floor - 2 bedroom with attach toilet, small living area and a sit out area
Second Floor - 1 bedroom with attach toilet

Due to my work schedule I was unable to start constrction and now my plan has changed and planning to construct

Ground floor - One small room with toilet and rest stilt parking
First floor - living room, 1 bed room, dining area, kitchen, commom bathrom/toilet and internal staircase
Second Floor - 2 bedroom with attach toilet, small living area and a sit out area

1. Now, please let me know if I need to get the plan changed and approved from BBMP.
2. What is the procedure to change and the fee
3. What if I dont get it changed and approved. I will be going for bank loan and I heard that they don't count the area which is deviation from the approved plan

Please can someone help me on this as I am almost ready to start construction

I also have the same issue. My plan is with ground floor & 1st floor with 2 bedrooms each. Now I want to build ground floor for stilth parking and first floor with 2 bedrooms. Please advise.
