Hi,
Had been to BBMP office to enquire about BBMP plan approval for a site which is DC converted for residential purpose and have " A khata" (not BDA or BDA approved site). Got an update that Govt fees including water conenction charges etc would come around 30,000 Rs for around 20Sq two floor house. This fee does not include approved engineer planning fees and any extra amount we need to pay at BBMP.
With the above background my questions are:
1) Is plan approval must ( with assumption of not going for bank loan)?
2) There are couple of people who are constructing house without plan approval.What are the consequences/hurdles during construction and after construction if we do not go for plan approval?
3) Layout is not BDA approved but under BBMP limits. Heard that we need to any way pay money in the form of either penalty or in the form of beterment charges when Akrama/sakram scheme starts. In that case are there any concessions or less penalty for people who have constructed their house with plan approval? My only point here is : If there is no diffrenciation with respect to akrama/sakram scheme for a house which has plan approval and house doen not have plan approval then whay do we need to go for plan approval?

How are u going to get Bescom/Bwssb ( in case its a cauvery water ) connection without ur sanctioned plan copy ?

I always wondered as to why a plan approval is needed when no one sticks to the approved plan and deviation from the plan is almost given. Why not construct the house and then submit the constructed plan to the gov't? At least then the gov't will have the correct records, that would help them plan and use it in emergency situations.
