Building plan approval

Hi,
I would like to know what are the risks involved in going ahead with house construction without having a BBMP building plan approval? Here is what my situation is, I am not able to get a A khata for my site and so BBMP is not giving building plan approval as of date. But when I approached the BBMP office (Anjanapura) the guy sitting there asks me to get a B khata and just go ahead and construct, I am not sure how risky this would be? My site is in a private layout in Anjanapura BDA township, DC converted, but no Khata - panchayath or whatsoever.

Hi Karthik,

with B khatha, u wont get plan sanctioned and u wont get bank loan( if u plan to go for).

if u r constructing with ur savings, be prepared to bribe bbmp, keb / bescom, bwssb etc

if you know any of the corporate body ruling your area, catch him instead of other guys around, your work will be done

I am planning to construct a house in BMRDA approved layout near electronic city, I came to know that the approval for construction is done for this in BMRDA office and one more signature has to be taken from grama panchayath ( since this plot comes under Jigani grama panchayathi).
If any body has idea about this pl help.
