Hello All,
I am planning to construct in 60*50 site dimensions.
Planning for Underground parking for 2 wheelers
Planning to build 5 houses on each floor with G+2/G+3(based on approval)
All are planned for renting out.

My Questions
------------
1) What will be approximate construction cost for this assuming Medium kind of materials are used?
2) How much Deviation of the cost can be expected? 20%/30%?
3) Is it better for underground parking or ground floor allow space for parking,
considering the rental value loss/FAR non-violation/Construction cost etc
4) Is G+3 floors allowed as per FAR?
5) With the 60*50 site dimension, is it possible to construct 12BR(2 bedroom)+4SBR(single bedroom) houses on each floor?

how could folks give you a number on cost - if they don't know the total constructed area. Site dimensions are 60 * 50, but do you plan to construct maximum allowed or leave space around? May help if you gave a rough idea of all that, + number of bathrooms, would they be fully furnished (meaning all kitchens & wardrobes made ) or just shell??

The info given is too sketchy to comment. For starters, the built up area possible depends on the location of your site, the abutting road, and the FAR allowed. The plan can be done depending on these factors. As far as construction costs go, for normal specs the costs add up to around Rs 1200/sft. Keeping the current trends in the market (with steel going up and raw material for steel not easily available with mining being restricted), I would be looking at keeping a margin of around 20% of the construction period is long. Sorry about, Yes my first question would have been whether it is possible to construct 5 houses in 60*50 site leaving as minimum space required for the BBMP plan and as per rules. I guess 2-3 ft sides and backside should be sufficient.
Regarding more details, All houses should be independent houses like 1kitchen, 1 attached toilet,bathroom, 1 small pooja room etc. Separate costing for carpentary work would be really helpful for wardrobe, kitchen loft etc, because I may get it done separately.

Mahi,
If you are looking for five units in one floor its more or less like a hostel rooms with one occupancy .A simple calculation to know what could be size of each unit.

Max floor plate per floor - 2000 sft (leaving set backs as per bbmp )
No of floors permitted @ 2.25 FAR - stilt +3 floors
With 5 units per floor ,each unit will be 300 sft +common area.In a 300 sft you get a very small studio unit.
with very basic level of finishes, only construction cost will be 1200/- per sft (wardrobes extra)
