BDS layout,Thanisandra -any problems with this layout?

Hi All,

I have recently visited BDS layout located at narayanapura cross, Thanisandra and impressed with the location and layout.Constructions in phase-1 are over and I got to know from some of the residents that they have been living there from last 10 yrs and no pbms so far.

They have extended that layout plan and now in 2nd Phase they are few sites for sale and I'm planning to buy one among them.

We got all the land acquisition certificates(layout approval, DCverification all other related docs) verified by lawyer and there was a positive feedback from lawyer as well.

But there in no A-Khata for these sites and the owner is claiming that he'll make A-khata for that block in few days and once it's ready I can go for loan with any nationalized banks.

As we know, govt in not taking betterment charges now and not making any Khata transactions, would it be possible to get A-khata for that part of the layout?

Lawyer had told us that it's possible to get A-khata for group of plots (if it's a larger block) even with current rules but indiviual A-khata will be given to us later once govt starts Akrama-Sakrama.

Could someone please clarify on this point? We need to confirm owner very soon, so your timely help would be appreciated .
