Duplex House Construction cost on 30x40 plot.

Dear All,

I am planning to start construction of Duplex house on my 30x40 plot from June'13. Could you kindly provide me with rough figure as to how much funds would i require to build a modern elevated Duplex house with all amenities of around 1800 to 2000 sqft house?

Mine is a 1800 sqft house with reasonably good quality interior/fittings. Its almost touching 38Lakhs and it includes borewell/authority charges for BDA&BWSSB/average interior wood work etc.

Very difficult to predict the price of raw materials (especially Cement, Brick & Steel) or labor for second half of 2013. As we saw last year when TN assembly elections announced, Brick rates soared from Rs. 3 to Rs. 7 - 8 in Bangalore. Also, Modern means the requirements keep changing frequently on interiors, which is needs more effort, expensive and time consuming than Putting the structural. Be prepared for 50 Lakhs on an avg.

Once you start on Mid of 2013, date of completion makes the final difference. Other factors which indirectly affects you are 7 states assembly elections (out of 10 states in 2013) mainly karnataka, MP,RJ and 7 state elections(mainly AP, Chattisgharh, Haryana, Maharashtra & Orissa) + Lokasabha elections in 2014 in that period, which certainly affects labor + material movements, as most of the unorganized sector man power goes out of their regular activity to reap political benefit.

Thank you people. I appreciate your kind support and goodwill gesture in replying to my query with keen interest. Well, I was not aware of the state elections and the effect of TN assembly elections that resulted in sky rocket brick prices. Obviously, once I start construction in June/July'13, it would only be completed within a span of atleast 6 months. These election seasons really is beginning to give me a scare now. I wonder what to do though?

My budget is not upto 50 lakhs mark, yet I need to somehow manage to collect funds in time to complete the construction. Fearing the odd environement, lack of time, and total buget, I have the other option of selling my property and buying a ready made house instead in yelahanka or some other good locality on outskirts of Bangalore. I have a 30x40 BDA plot in HBR layout where I want to construct my house.

Plz advice whether I should sell this plot and buy a ready made house....or would it be ideal for me to construct a duplex house within the budget of around 40 lakhs max.

A friend of mine is constructing a 4700sf house on a 30x40 site (framed structure) , he is buying materials and engaging workmen directly. He is claiming around 1300/sf and I have a hard time believing him.

The cost of a house of a certain size and specifications, depends on how much effort you are willing to put in getting it. If you go for a ready made house, the builder would add a markup for his effort, investment and market risk, if you go with a contractor and construct yourself, you will be paying the contractor/engineer for his time and since it is your investment and there is no market risk, the cost to you will be lesser than buying a ready made house. If you go for a labor contract, you are putting in more effort, hence your cost will be the least. If you are really short of funds, then going for your own construction will probably be the cheapest.

With 50 lakhs you can easily construct a good quality house with even italian marbles.
I know a contractor who charges reasonable price but does good quality of work.
