getting grant order for a survery number in Byrathi

Hi,

We are going through document verification for a property in Byrathi( Hennur) and are having a tough time getting the grant order for the survey number. The document is supposedly in KR puram but the Agent has not been able to locate it in-spite of repeated attempts. We are keen to buy the property but need that grant order to process loan for the property or have complete confidence on the credibility of the property,

Would really appreciate if anyone can give pointers to get this or if anyone knows someone in KR Puram office who can help. The owner is getting impatient and has given a deadline of 13th oct to make or break the deal( Ie sign the agreement)

ANy help will be really appreciated

Ask the owner to get it for you. It is his responsibility to provide all the required documents. It is not the responsibility of the buyer to get these docs. The gov't officials do not have a good system of filing documents. Hence it is difficult to find these documents, unless the official is bribed, he normally do not have any interest in thoroughly searching for the documents. Only a court order or a RTI application would make them look for one.

Thanks for your reply tvsh. Sadly the owner is not interested in helping out at all and we have already given Rs 10,000 to the agent to secure documents such as RTC, endorsements etc.

What you said makes a lot of sense. probably we should just wait and do the right thing, that is tell the owner that we cannot sign the agreement until we procure that grant order, even if it means we may lose the deal.

We are consulting the forum lawyer Mr Murali and he says legally there are no issues, however scared to sign the agreement without this important document .
