Hi,
I am planning to construct my house in the next few months, and would need advice on the planning front.
Initially i had decided to go for a duplex house (ground + 1st floor with internal staircase), but my contractor advised to go for a extra floor for rent purpose, i.e. ground floor for rent + parking, duplex on 1st and 2nd floor,
now my problem is, i see plenty of plans on the internet for the duplex house but not able to find even a single plan for ground floor + duplex construction, mainly I want to see where can I have utility on the first floor, the way we can have for ground floor kitchens, can somebody out here provide me some plans if you have, else point me to the websites which have these.

Hi ,
You get utility in first floor like balcony (any apartment).making Gf for rent and parking is good option if budget permits.
For floor plans consult an architect (costs extra - gets best suited plan) or ask contractor for an older plan he/other did (cheaper and stereo type plan)
