Fradulant Lawyers - Beware

One of my friends had hired a lawyer for scrutinising the documents of a property he wanted to buy. The lawyer took undue advantage about his non-awareness of the Bangalore property market and charged him Rs 72,000 – and collected full amount upfront . He promised to thoroughly verify the documents and also check with all local authorities. After 3 weeks he gave an all clear. M<y friend later through some contacts got to know that the property he wanted to buy had a lawsuit in District court. The lawyer did not agree – probably he had already given all clear. Later my friend got the lawsuite number and also got a copy of the suit from court – showed it to the lawyer. The lawyer than accepted and still persuaded my friend to buy telling him that the lawsuit will be dismissed by the judge as it had no merits or strength in the case. The case was filed by children of the very first owner who are now major.

So please beware of such lawyers. Do a proper due diligence and check the credentials of the lawyer before entrusting the verification to him/her. Let me share with you all about the details of this incompetent lawyer:

Its a lesson for Buyers also. Just b'cos they've handful of money, they should not jumpt to make deals in hurry without doing any home work.

This instance shows, the buyer has not even matured enough to go for real estate transaction. When some one asks for such a whopping amount just for paper validation, how can he accepted staraight away. Million Dollar Q is, Does he know the value of money ??
