How much convenient a 3 Bed room house in 20X30 site

Hi,
Recently I was in search of a 30X40 site to construct a home but ended up in seeing couple of houses built in 20X30 site.
I have seen 2-3 such houses built completely and ready to occupy now. I can sense that the builders are wise enough to make these attractive enough to sell.
I would like to know how much convenient are these houses compared to the one built in 30X40 or to a average built apartment(2 bed room)?

The houses I have seen are in the outskirt of the city(I meant the area coming between Outer ring road and NICE road.. I can say closer to NICE road :) )
And the price tag that builders quoted is between 47-55 lakhs.
Need your valuable inputs on this.
Is it good to go for them?
Or should I think of going for a 2 or 3 Bed room apartment well within the same cost nearer to city than these?
Need to to know pros and cons.

Hi Mahan,

I would recommend you to buy one 20x30 and construct. Generally, the margin of profit in 20x30 site is very high so, now you can think of quality.

You can buy 20x30 and build duplex. Quality will be good and it will be as per ur requirement.
Or else you can buy 30x40 and build single floor home right away. I will suggest you to go for BDA alloted/approved sites since it will be safe.

If my guess is right, you might have seen those houses in SMV layout (in 3rd or 5th Stage), where plenty of such houses are built and put up for sale specifically made by the contractors. Here are some of my opinions

1) In a 20X30 site, nobody follows setback rules in leaving space either on left or right or backside. Even though its a violation, think from the point of availability of natural Light and Ventilation. U need to depend only on the roadside, which is hardly a 15 or 20 ft wide.

2) Since the Road width is small, Car parking and taking a Turn is a tedius & risky.

3) Sanitary and Water & any other amenities comes within this small 15-20 ft road and in case of any BBMP/BWSSB/Telecom repair or relaying, the whole road is literally unusable for couple of weeks or months. Also the electric lines passes very close to the houses(near to balcony or Windows), which is a risky to the occupants especially Kids.

4) Since the road width is small, many people doesn't have option to have Road trees on eitherside. In many cases after some period, the road will be concretised and you need to bear the reflection heat in the summer season

5) 3 BHK in a 20X30 site means, Car Parking + Sump + Borewell in the Ground Floor, 1 BHK + Pooja room in the First floor and 2BH in II Floor. Since the availability of length or width is minimal, the steepness of the staircase is usually both from Ground to First and First to second floor and especially if you have senior citizens or people under medical supervision, it is not recommended.

6) If you would like to have a borewell/well, its only in the basement area/alongwith the parking, which is against vasthu. :D. Also implementing RWH is bit challenging.



If you are having a budget of Rs. 50 lakhs and above, better to go for a 30X40 plot size or an apartment with No shared/common walls to have better satisfaction rather than 3BHK in a 20X30 plot size.

What would be the cost of 3bhk house on 30*40 site. assuming it is build in bda approved/bda site... can we expect anything in 60 lakhs?

I was always fascinated towards house built on 20 X 30. After knowing these points, better i keep away from these.

Very good explanation. Even i had the same opinion of buying a 20*30 as my budget was fitting only that. Now its better to go for a bigger site even if its tough a bit. For a BDA/BDA approved, site itself might cost you around 3000-4200 psft(based on the development),then see whether u can build it. Experts can answer abt 3bhk construction

Sites with Rs. 3000 per sqft and above with a measurement of 1200+ sqft won't fit in most of the people's budget. And Real estate market is on Hype by real estate agents in every part of Bangalore. They know that they can build many dramas and can create false demand and can sell for a higher rate.
Buyers need patience and buyers should have multiple plans in hand. Then only we can buy a property with genuine price.
Today I visited every block in Anjanapur BDA layout. After seeing the progress, I can surely tell that none of the block is worth Rs.2000 per sqft.
(Sorry.. am not demoralizing any site owner of this township but this is the fact). And majority of the sites are for investment purpose which means they may not see any major construction in near future. I saw around 20+ real estate agents with their shops around the township quoting many different rates.
Anyone can buy a site now, but should think on immediate living conditions.
