cmc khata to bbmp khata conversion

Hi Friends,

Can we get a BBMp Khata (not B khata) if we have a old cmc khata. (Pls note that it is not a bda approved property). For eg: there is a vacant plot in a layout which has the cmc khata.

i heard that they started collecting betterment charges and giving A katha. please confirm the information.

Hello All,

Sharing info which forum users might find useful.
I was able to get A khata for my site.
How did it happen,
One of the locals (where my site is located) informed me that BBMP office is now collecting betterment fee. Hence i went to the BBMP office and they confirmed the same.
I did a quick check on internet and found article from DH posted in month of Feb confirming the same.
Hence I gave BBMP office the required documents copy (sale deed (notorized), up to date EC, Form 10 and 12 as my site was under Gramttna before becoming BBMP, and latest tax paid recepit). If you dont have form 10 and 12 you can ask for the same, they can do some golmal and get the same for some "fee"
They took all these document and asked me to fillup the Khata transfer application form which they had. Then they took around 10 days time and called me and told me to get DD of around 16.5k and two other DDs of value 2% of registration amount
16.5k was for betterment charge
then after another 10 days i got Akhata and receipt for betterment charges paid
In betwen this process, a Renevenu inspector will visit your site for examination
and most importantly there was "other" charges :) ensure you neogiate hard on this and pay only partial amount until you get the document in hand

Thanks for the info.. btw what was the dimension of ur site and which BBMP office did u visit? Also, did they ask any bribe?

Hi Mahesh,

Thanks for the info. I have a question. I saw a plot in Hanumagiri Layout(now it falls under BBMP Ward no.184) BSK 3rd stage. The broker says its Revenue land(no DC Conversion), but he is saying he can get 'A' Khata by paying the betterment as he knows some one in the DC office and wud be getting the A khata. Can we get 'A' khata for a Revenue site?? He is saying many places in bangalore are Revenue and they have got 'A' Khata.. Is this possible?? You answer will be very much helpful.

Hi Nagarjunkatta,
First thing - I am not an expert on this topic, what i am saying below is only from my expeirnce and thoughts
My understanding is DC conversion is the way govt. gives permission to convert agriculture land to residential/commerical use. I was specifically asked for this paper not just for khata but also for registration. Similar suitaiton was there for my friend while buying. Also i think it is required for building plan approval. Hence i feel like title deed and khata, DC conversion and BDA NOC are important documents to have,
What I can suggest to you is,
1) Don't take chance if you are not comfortable. People say, this is how things are in Bangalore, but understand they are not taking any risk, it is ONLY you.
2) If you liked the property very much and think it is a good buy then, go to the local BBMP office of that area and talk to official there, show them the photocopy and ask if you will get Khata and building plan approval from them. If they confirm then, go to BBMP regional/ward head office of that area (i think this is where revenue inspector sits) and confirm the same again. Even in BBMP office many are not sure of the process hence double confirmation is good. While you there also find out how akrama/sakrama will affect revenue property.

welcome Nagarjunkatta!

while i was searching for some other information came across this, it looks like bbmp will give khata after collecting conversion and betterment charges. Hence check with the bbmp office if they have done this for any property in the same area where you are planning to buy
