Total Cost for G +Duplex construction

I am looking to construct a G + Duplex with a total built up area of 4000 sq ft for own living and rental. I would like to use decent quality building RCC frame structure, cement, Prothar Bricks, woodwork- Sal for all, and maindoor teak, good fittings like Hindware and Jaguar, flooring- granite and tiles, electric work, will need a sump, boundary wall , etc. Can anyone help me with an approximate estimate all inclusive for such construction as per the going rates now? A ball park figure would be fine so that I can start planning out the details... Thanks a lot!

For a Decent construction you will need 2k per sq.

Decent means : Good quality cement zuari 53/43 grade, JSW steel, River sand. Teak wood for selected area , decent Marble /vertified tile verity, finolex wires, Kohler fitting, Jaguar fittings, Ashirwad UPVC and Supreme PVC items

Thanks saisuraksha. The specifications you listed seem to be good. Does 2k/sqft also include woodwork (wardrobes, kitchen cabinets) and electrical/sanitary furnishings (fans, tubelights, washbasin, Commode etc)

Wood work no limit to spend, basic verity can be fitted in 2k per sq ft.
sanitary is completly covered (washbasin commode added).
Note: you should always have 15% buffer on your estimate. due to rate fluctuation and inflation.

Next thing is you can achieve this only when you stand and construct(all labour contracts only)
if you give it for material Contract then % will short up by other 15% or materials should be compromised.

I am not scaring you be prepared for the worst if its less expenditure then you will be happy.

I am looking for material+labour contract. So, as per today's price, with labour+material contract, Rs 2500/sqft should be the ALL inclusive cost (including architect+plan approval/road cutting+borewll/sump, decent woodwork, electrical and sanitary fittings).

Hi,

U CAN DO IT AROUND 2000/SFT (BASED ON UR INPUTS),STILL U CAN BRING IT DOWN BY WORKING EFFECTIVELY.

Just started my homework for my dreamhouse, yes it should finish by 2000.persq with good quality work, including all the wood work like wardrobes, fixed coats, modukar kitchen etc. It should not cross 2k persq.

Thanks for your inputs. Does 2K/sqft include all woodwork (decent wardrobes(no teak), etc), sanitary fittings(wash-basin, commode etc), electrical fittings (fans, simple electrical lights, solar water heater), RWH(rain water harvesting), water sump, boundary wall, plan approval, architect charges.

Do you mean Solid blocks (cement blocks) instead of solid bricks ?? Please see the threads where this point is already discussed in detail.
If you are going with Pillar construction then you may go ahead with Solid blocks.
Advantage of Red Brick Vs Cement Block:
- Thermal insulation (house would be cooler using red bricks)
- Better bonding amongst the bricks thereby it may be stronger/sturdy.
Disadvantage of Red Brick Vs Cement Block:
- Higher construction cost (difference maybe around Rs 100 to Rs 150 per sqft)
- The wall thickness with red bricks would be more thereby reducing the carpet area
- Construction with Red Bricks will take more time; approximately 1 to 2 months more than constructing with cement blocks.
