Folks,
Any one experience with Vakil Whispering Woods feedback, can you Pls. share your feedback. I am not looking for investment only; rather building house sometime down the line.
Currently the rates are around 1000+ psft for phase3. 
I have had mixed feedbacks like - very high maintaince from Vakil.

I remember, Earlier within this forum(msngroups) i had read about this layout as maintainance charge is very and huge delay in completing the amenities and also there was no proper communication from the project management regarding few of the customer's querries. I heard some news about Vakil Whispering woods layout. BDA has issued notifications for land acquisition for some parts in the layout to form IRR (intermediate ring road or so, not sure).
How this can happen for a BMRDA approved layout? While purchasing can't we check or get information regarding the BDA/BMRDA future interests.developments planned?
OR BDA has rights to overrule BMRDA approval any time and acquire land?
What is the guarantee buyers should purchase any property?

Govt has the complete Rights over all the lands of the state and at any point of time for any public interest developmental work, they can take back the land given for any residential or commercial purpose. It can do such actions via BDA, BMRDA, KIADB, BBMP, PWD...etc or any of this departments. similar things have happened even in the Proposed Arkavathy Layout, Nagarabhavi Layout also for the Intermediate Ring Road(Magadi Road to Mysore Road) and VVIP Road(Hennur Ring Road to International Airport).

its nothing to do with any kind of guarantee. Its only the time and the need changes the situation. Some people Gets benefited with these changing needs and some may have to sacrifice their assets and will be compensated by the land acquisition authority as per the norms. In case of BDA layout, you get alternate sites and in other cases you get monetary compensation.
Also you must remember, once any layout is approved by BDA/BMRDA/BBMP,BIAAPA or any authorized body or comes under BBMP limit, all the common amenity areas like Road, Parks, CA Areas goes out of the control of the Layout developer/Owner Association & it will be under the control of the approved authority. They can use these common areas as per the public interest. Hence even the so called "Gated Community" feature used by majority of the layout developers is an illegal marketing feather.
