Need Advice: BBMP basement approval & Plan

Hello All,

I have a corner plot measuring 40*53 (Mixed use as per CDP 2015 plan, 25 feet road on north and west side) in uttarahalli. In planning stage to start construction shortly, any advise on below clarification from experts or people with similar experience will be helpful.

1. Plan to construct basement for parking purposes, is this plot eligible for basement approval from BBMP, what are the norms/regulations for the same?
2. will I get Basement+G+3 approval for this property ? if not what is the maximum floors and kitchens I can get approved for this plot dimension ?
3. any possibilities of getting approval for commercial use for at least one floor (20-30% of built up area)? I hear/read there is a minimum requirement for road width for commercial approval.
