Regarding the BDA site where Approved plans are kept

I need some help, I was planning to take a plot in Pionier Residency which seems to be BDA approved.
Please help with below two questions

1. I am not able to see the details in BDA site, what could be the reason. Is the site not updated?

BDA/TPM/PRL-14/5171/12-13
Dated 17/12/12
Developer: Pionier Residency.
I cannot find the same in the below BDA site

2. Is it okay to take un-released plot. Not released by BDA yet.
The Marketing Guys are claiming to get the registration done without BDA release of site with Indemnity Bond. In case, Indemnity Bond breaches, Pionier Residency will take care of all the buyers expenses. Please suggest what should be done, what are the big risks?

Don't register unreleased plot. It is only way to hold developer to complete full development of layout . If all unreleased plot are also registered, then developer might not develop full layout at all as he would run with his profit and selling all plot.
