Help Needed for G+3 Building on 26X33 Site

Hi All

I have a 26X33 Site in a gated community. Planning to construct 2 duplex unit one for rental and one for myself with 2 car parking. Appreciate your suggestion.

Also it would be great help if you can redirect to a good architect - best in elevation design and have done multiple building plan on 20X30 - idea is to use space optimally - My Email: pals78@gmail.com

Please find attached is a plan that I tried to get it done on Excel.

Note: it's a odd site

North is 27ft
South is 25ft - Narrow road 12ft
East 33ft
West 33 ft (West facing site) 30 ft Road

Hi 27'X33' is a very good dimension and its not at all a odd site very good plan can be done for ur site , since its a corner site light and air circulation can be done as best as possible , but i don think u ll get permission for G+3 floor as ur FAR(Floor Area Ratio) will be higher than by-laws. I think a Duplex in First and Second Floor and in Ground Floor a Rental House Can be provided with required no of Car parking space effectively . if 2 duplex is done a major area will be lost by Stairs as the total area is 891sft ,

I am still trying to find out how much space I can utilize. I know there would be deviation.

Idea is to show ground as parking but I would be utilizing aporox 250 to 300 sft space.
1st and 2 nd would be utilized completely. 3rd floor would be 2 bed rooms only and open terrace covered by glass.

Stai and balcony if any woukd be shown as open so they don't come under Far.

Pls suggest a good architect experienced in 20×30 building design.

kitchen:10X8:80
Dining:12X9:108
Common bath : 8X6:48
Bedroom(bath attached):12X15:180
Wall: 60
Stairs:15X6x2:180 just calculate in this way next time I ll try to draw ur drawing and send u
