Returning back to the original points raised about unfair increase in price. I too felt and FEEL the same, hence DID NOT WANT to buy from apt-builders and make them RICH.

How about buying 2 or 3 BMRDA approved plots in Bangalore South (sarjapur/atibele) or East (whitefield/hoskote/varthur/gunjur), North side (near airport) and give a waiting period of 2-3 years and see, which one develops and build in one of them, by USING the money gained from selling other plots.
Each plot value (1500-sft size) * (700 to 900 Rs per sft).

One of my friends bought 1 plot in ramamurthy nagar and 2 in hormavu/kalkere side, 6 years before, and he sold two of them and built a home in ONE and even closed the PLOT loan :)
He now owns a home and No loan.

Any such creative ideas !

Wish every one can do this, if a buyer can afford to invest 15 - 20L (without loan) for a site and wait for 3-5 years and also pay a rent of 12 - 15K for a decent 2Bhk in a good to do locality, then plot should be the option.

Well in BSK 6th stage some of the blocks 4 , 6 th and a few in 3rd block might not even develop for another 5-10 years and asking for 40-48L is something hard to digest.

Guys

Whether Apt or Independent House, both have their own Positive and Negatives. It depends on which side you are viewing it.
As some one said, Everything is fair in War & Love. Now we can add Real Estate also to it as long as you have the Ability to face it. Real estate is not just dependent on the Salaried Middle Class, who are just peanuts. Its ruled by the Businessman's and investors holding enough unaccounted cash in their hand and able to manipulate the market.

2 days back even our finance Minster PC has influenced all the state banks directors to lend generously to the Builders and restructure their existing loans. So as long as political back up is there, Real estate is a high risk - High returns Gamble. Its sustenance ultimately depends on the buyers, only who can bell the cat.

On the pricing part, When we are not ready work for the salary of 2003 or 2008 period today, its not fair to expect real estate prices to be at that level. If we can expect a double digit hike every year, we must be ready to expect similar changes on the cost of living also.
