A Broker showed me couple of plots in Jayanagar HBCS around Chartered Beverly Apartments. One of them i saw, He quoted me a price of 3500/- per Square feet for a properly opposite to Chartered Beverly hills (east face) which is on a 60 feet road next to Coconut farm. He said the owner is ready to negotiate the price for serious buyers. The problem is the road is not tarred, there are too many bushes around the plot and very few people constructed houses. What are your suggestions regarding this property and price?
Further the broker told me that Sanitary, Electricity and lying of Water pipes are done. Water connection will be given once the area has 30% homes constructed. Is this True? 30% homes in this remote area will take sometime and we have to dig borewell if someone is willing to construct soon. What are the chances of Borewell hitting water? What is the quality of water and how deep the water is available?

I'm looking for plots in the same area... Yesterday I got a chance to meet someone who has constructed a home...though I can't generalize, but there seems to be a water problem in some of the areas(even if u dig 700+ ft, there isn't 2" of water!!)...its probably because of the apartments. Unless, you get a chance to meet someone who is living there and get their experience, I wouldnt invest there.
Note - Even I'm shocked to see that brokers are quoting 3.5k psft which is way too high (last year the prices were around 2.2k psft).

The prices in Jayanagar HBCS is nothing less than 3250. The supply of decent sites are less and buyers are more.
Every weekend you can see lot of prospective buyers roaming around this area to check DC sites and BDA sites.
Demand is higher in this area now and some of the buyers have backed out to retain their sites instead of selling. Myself had 5-6 sittings with these buyers and most of them are resale or owners are impatient for cash component. Myself got out of two negotiations where buyers have increased from 3250 to 3500 within 2 months. And still people are buying. If site is good, owners are not good as they are impatient of more cash. Very less sellers are accepting people who go for loans. This is my experience of searching in same area for 2yrs. Same plots which I saw 1.5-2 yrs back which was quoted 1600-1900 are now quoting 3000 and above.
Better ones with less price can be checked in layout called Raja gardenia and other DC converted plots. Its DC converted. Even here people are quoting 2750 - 3000 psqft. Not sure from where such prices are floating but I have seen there is lot of demand now in this area. Irrespective of DC converted or BDA.
If you get BDA approved site for less than 3250, feel yourself lucky. Best of luck.

Thanks you ramprasad.ms and blackstallion76 for your valuable inputs, next time i plan to talk to people who constructed houses there to have more clarity. And broker quoted me that the selling price was something like 1800 year or so...but it has changed now. Anyways i can't go back to 2010

As per my knowledge the price depends on the Approved Plots
Approved plots are rated between 2500 to 2700 and Revenue & DC converted are around 2000-2200.
By brother also had a plot near Jayanagar HBCS stage 2 and he has built the house near that water tank (http://wikimapia.org/#lat=12.8887255&lon=77.5398515&z=18&l=0&m=b)
He says brokers Quote more than the persisting rate in that area, so be careful.
Try to get the contact of direct Owners who want to sell from the near by residents.
