4, Sale Deed (Us/builder and builder/actual owner)

this is the following list of documents i have for a property in chikkagubbi near hennur road.
is it safe to take this up ?
can anybody suggest any further documents for the same ?

Check if it is converted property or revenue ?? Ask for conversion document. Also family tree of the owner.

If your going to purchase site which is formed in revenue land ,then you must ask them to give conversion order ,in the absence of any such order there will be risk if it is acquired by BDA OR BMRDA in future .

Despite if you want purchase that site you insist your builder to give all title deeds like how the owner of the property acquired the property .
If it is ancestral property signatures all the family members required
Secondly Katha certificate , Tax Paid receipts ,EC and all other documents you have to verify .
