Hi ,

I have bought a 30x40 west facing site in MS palya near Vidyaranyapura.

I plan to construct house in few months , but i am in a dilemma over the building plan.

I want to construct a duplex house (G+1 ) for own use. But at the same time , my friends and relatives are suggesting to
construct a house for rent on 2nd floor.
If i just construct G+1 for self use , i can make use to all space and construct spacious rooms etc.
If i plan to construct a house for rent on 2nd floor , space will wasted in constructing a staircase outside.

Please suggest if there is better building plan available to accommodate both ideas. i.e construct a nice G+1 house
for self use , at the same time construct a house for rent on 2nd floor.

The decision to have rental, will purely depend on your financial status of now and in future. Of course by building staircase, it will decrease some space and also you will not have the required open space in 2nd floor. This dilemma is there for most of the salaried new home builders. But Again, if you have other sources of income / financial stability, go ahead and build G+1 otherwise better to build for rental too based on the discussion/decision of your family members.

Hi, is it possible you can consider to give ground floor for rental and make a duplex for yourself on first and second floor so you can make internal stairs and maximise space available .you may have to make steps to just first floor only .

If you are planning for rental, you may consider ground floor for parking, first floor for rent and 2 and 3rd floor for own use.... if budget works out you may opt for lift and this will be good.. Lift will cause additiona 5+ lakhs.... All the best....
