How to construct Two 3BHK houses in 30x40 site

Hi All,

Myself and my brother together purchased 30x40 site, and want to construct two 3BHK houses. Site is west facing and has 30 feet road. Planning to leave two car parking in Stilt. As per BBMP we can construct G+2 with Stilt. Please advice us how to construct. Architect gave some options like below and asked to us to think and come back.

options:

1) Dividing site like two 15x40 site and constructing
2) one and half floor concept (means the GF plan continues till FF half portion and for SF house starts from FF)
3) Two duplex houses, where the 1st duplex house starts from Stilt behind car parking (In this, the family staying in 1st duplex houses loses some land as front portion parking but they need not required to climb more steps like the upper floor family, some compromise)
4) Two bed room, two houses in GF and FF, and having common 1BHK guest room in Stilt behind car parking....

Please suggest if any good idea, and let us know if you have seen any construction like 15x40 two houses side by side.

Hi Manju,

Two 3BHKs on a smaller plot size like 30 * 40 is tricky.
1. You also need to think if situation demands (God forbid), if either of you or your brother wanted to sell your units, how easy it is without much complications.

As rightly said, only G+2 permission is there with Stilt Floor(only Car parking).
So for Two 3BHKs, the extra half(whomsoever takes) would be a kind of violation from the plan.
95% there should not be issue in resale of this unit with violation, but we cannot say what rules will be laid by BBMP in future.

2. Also, you need to think, how the units needs to be built so that you get different Khatas for each units separately.

3. Also ensure that in plan Approval, you have 2 kitchen units mentioned in the floor plan. Else Bank Loan for other unit will be a problem.

Constructing 3 BHK on a 30X40 Site in one floor will only be a formality. It will not be very spacious, considering leaving space for setbacks, Stair Case, Pooja Room, Wardrobes, Utility area for Washing machines/Refrigerator, at least 2 Toilets, Bore well and Sump...etc. 2 BHK is more recommended for 30 X 40 Site.

Firstly We do not know your exact requirement, so it will not be fair for us commenting on your 3 BHK necessity. With today's family size of 3 to 4 members, 1 Bed Room for Couples and Another one for Children/Grand parents/in-laws is ideal. Guests will not be with us forever, reserving one room exclusively for them may not makes sense. Since you both brothers will be living at one location, Review the necessity for 2 separate 3 BHK units. In a 30X40 site, Going for 3 BHK becomes ritual, compromises usable area, shoots up construction costs and also adds headache for maintenance.

Some of the options are,

1) You can have 2 Units of spacious 2-BHK Units in First and Second Floor and a 1 BHK/Bachelor accommodation/Guest Room in Ground Floor with two Car Parks.

2) one 3 BHK Duplex (Ground + First Floor) and a 2 BHK in second Floor. Here you need to make 2 Separate Stair Case(1 Internal for Duplex Unit & 1 External), which leads to more space wastage.

3) you can have 3 BHK Units each in First and second Floor with Compact Bed Rooms or a Small Living cum Dining Hall, But without Balcony/utility areas, which restricts the good ventilation/natural lights inside the houses. Additionally you can have a 1 BHK/Bachelor accommodation in ground Floor.
