Planning to buy a BDA commercial property in JP Nagar 9th Phase. Is there anything I need to think about , differently than buying a residential BDA plot ? I think the tax for commercial property is higher , but not sure. Anything else ? Is the construction rules , like setbacks, different for commercial property ?

I have been looking for a commercial site in that around JP Nagar 8th phase/9th phase for a while. Couldn't find one.

I think the price for commercial site is not very high compared tpo residential site. But once it gets populated, the price for commercial site should be significantly higher compared to residential site. This is what I found attractive.

How is the pricing working out for you? How far is it from Jambu Sawari dinne?

Price is 5500 and it is near the Nandi apartment in 9th Phase JP Nagar.

There are rarely "commercial" properties available by BDA. They are all BDA residential sites falling under some main road. As a result owner claims that the site is commercial. However, some owners of BDA residential property have gone to BDA and got the change of land use approved.
As per recent court ruling (not too sure when/what) BBMP/BDA does not approve commercial building in residential areas. You might remember DVS case in high court for his building in HSR layout.
I also heard that if the site is on a road marked as commercial in CDP, BBMP approves the plan for commercial building.
Having said that, even today I have seen people building commercial building on a residential plan and then assess as commercial for tax purposes.
