Hello All,
One of my friend has completed his house construction in a BDA layout.
Now to get the water connection , below are the charges asked by his
contractor. Is it realistic , anybody has done it recently?
~John
==================
40 Ft Road cutting - 1400 per meter ~ Rs 14000
For water connection/Sewage connection ~ Rs 12000 ( including bribe to
office )
BBMP Enginner Bribe for road cutting ~ Rs 12000
Total rs 40000 !!

Hi john,
Road cutting is a costly affair ,engineers bribe is on higher side, why are they asking 12,000 after you get permission ?
May be you can negotiate on the bribe factor. All together you should be able to finish in 30k

Also for the electricity connection , they are asking for Solar water heater connection mandatory !! And that too from a company with which these offices have some illegal tie ups!!
Alltogether my friend had to shell out 72K for water and Electricity connection !!
Am scared about a construction in bangalore !!

Are the BDA and BBMP areas are charged equally for the water connection??
I am constructing the house near bannerghatta road, which is under BBMP. I have to pay 'parata' charges as its a 2 floor building for which I am being asked to pay 24K + 10K (service charges)
Also I was told road cutting charges costs around 25K including service charges.

Hi,
I have few questions with respect to this. Please let me know if you have answers for these.
I was also told that a total of 6 mts have to be cut ( 1 mtr for sewage , 5 mts for water ) and was asked to give a DD for 9000/- . Apart from this they are asking for Rs 10000/- unofficially . I told I can give only Rs 6000/- as unofficial charges.
Mine is a 750 sq. ft corner odd site, and there are set back violations. I am supposed to leave 3 feet on all three sides. I have left 2 - 3.5 feet on all sides, hence set back violations. There are no FAR violations. I am planning to give this Rs 6000/- unofficial amount only because they stay calm on this set back violations.
My questions are:
1. What is this Rs 9000/- DD for ? Are they meant towards charges for bringing labour, to cut the road, and relay the road after giving connection. ?
2. Do we need to pay this unofficial charges, just because I have set back violations ?
3. What is the extent that this can go, If I do not pay any unofficial charges ?
Thanks and Regards,
drk

Hi DRK
who has given these figures? Directly i.e. (the official and unofficial figures) By BBMP Officials or your contractor ?
In many cases, these contractors retain majority percentage of the unofficial amount and pay a smaller percentage to the BBMP Engineer who approves the documents.
Regarding the setback violation, you are the solely accountable person. If you don't want to pay bribe, just rework on your construction as per the approved building plan and re-submit the documents. Inspite of the correction, if they demand the bribe, approach Justice Mr. Santosh hegde(lokayukta).
If there is any delay/problems in the processing, simply apply for the status/details/reason through RTI.

Hi msn1270,
1. These figures are given to me by BBMP officials
2. I understand and agree that I have not followed Building byelaws, but truthfully I did not have any other option. I have asked my engineer before construction start, if the building plan can be changed satisfying the building byelaws. I was told that yes it can be changed, but I will not be able to live in that house. Hence I had violated set back rules knowingly.
The moral that I had learned from this exercise is, Never buy small amount of land in which construction cannot be done without satisfying building byelaws.
Thanks and Regards,
