signature of seller's wife/son/daughter on sale deed for BDA

Hi All,
am buying a BDA site from direct allottee. for registration, do I need to get the signatures from seller's wife and his sons/daughters as well on the sale deed? I talked to a lawyer but he says it is optional. seller says his sons/daughters are different place and may not come for registration. is it a risk? what if in the later stages, his wife or sons/daughters claim for the rights?

Absolutely Not required
(As it is not a inherited ancestral property for the seller).

you don't need their signature for the self acquired property.

I would say get the signature of the wife at a minimum. The more signatures the better it is. Ex: what if the site was bought using funds from the sale of ancestral property? Then wife, sons and daughter can file a case against this property. I am not saying they will win it, but they can cause you trouble, so why take chances? If you insist, then the seller is obligated to get his sons and daughters, or he can get a power of attorney from his sons and daughters if they are unable to come.
