I am a software professional and planning to purchase a house for both investment as well as staying, below provided are my details

Monthly Income - approx 70K
age 33 yrs
Total Exp - 10yrs
City - Bangalore
Downpayment (Rs.) around 10Lakh
I do not have any other investment, apart from Insurance

Can you guys please guide me on what kind of property is really worth buying (site / apartment / house? / villa?)
How much should I keep my upper limit of investing?

I would say to invest in a site in a developing locality at first and later you can construct a house on it.
This way the site value appreciates to a good extent.

Preferably its best to keep the loan EMI as not more than 30 to 40 % of monthly income.

I am planning for buying a newly built house, which has rent capacity of 25K per month
in such case I can pay emi and will have a house which pays rent.. what do you suggest
