Is it worth to buy site with rock

Hi,
I saw a site (1200sqft) which has rock (black rock- kappu kallu bande) on 75% of the site. I wanted to know can i buy this site ? If Yes what the extra money i need to spend to remove this rock. What would be the futuer problem if any.
Please let me know if you have any suggestion.

Hi sbhat,
You are not required to remove rock if its hard enough.Only problem is that if the rock is deep getting bore water is less than 30% chance.
You may have to use lockers for the building footings,and need to spend money to remove rock in case of basement and it costs you minimum of 1 lac extra.

It is very difficult to findout the depth of the rock. Is there any easy way to findout.

Hi sbhat,
Don't try to spend on finding the depth of rock,its all approx calculation generally they do it for stone quarry .To measure in a proper scientific method you need large open space of about 100mts all around.If the neighbour plot guy has any borewell you can check with him for the rock depth just to give an idea.Its just for your understanding no guarantees.Recently we faced a huge rock of depth >1000' ,since we tried two time bore in two different locations and both are failed even after 1000'.From 40' deep its one single huge rock.

Hi Praveen,
I saw your advise. I am planning to buy a similar site, the site next to it is built and have got water from borewell at 200ft. So, will a structural engineer can give me advise on making the plot flat. what charges will structural engineer would take?
