				Hi,
I have seen a plot near ITPL.
The owner has 4 plots joined together and is selling them individually.
As per owner, it is DC converted (DC conversion slip is there), he has A Khata (not sure about individual plot, need to check), Betterment charges paid, Loan avaialble.
The Layout is CMC approved (earlier CMC was approving authority).
Recently the sewage line is put in the layout (can see road digged up to put it), but final connection is not done yet.
I will go for check with lawyer, but need the opinion about it.
Also what are the things i need to check for it.
Does lawyer consultation is enough or need to go to some Govt office to check more.

Not sure what is CMC approval, do you see plan approval like this from BBMP:
http://salerentbuyproperty.com/Sales/PropertyGallery/514_Copy%20of%20Cuppertino%20approved%20layout%20plan.jpg
Here are a list of basic things to validate:
Verify if the land is a inherited property or obtained under PtCL, inam or devasthana anything of that sort
Obtain the survey numbers used for layout formation and get an endorsement from AC office about pending cases.
Check if the land is planned for any acquisition by BDA/BMRDA/KIADB/KHB
Validate if there is A khata for every plot, verify if this is a conditional A khata from BBMP ward office
Check encumberance certificate for no mortgages and clear title transfer
Verify that there is a BDA and BWSSB NOC
Get legal opinion.

				Hi Nagarajun and others
Did any of you go ahead with buying a plot in InCity layout? Could you let me know some details? Did you find any issues legal or otherwise with the plots here?

No.. There are some court cases on some survey numbers. Moreover, the sale deeds have so many errors, finding the right deed is really tough and all of them needs a rectification in the form of rectification deed and it is tough to find the owners to get it done.. So have a legal check properly

Thanks for the reply. I also found it to be the same, nothing is clear Could not find any concrete issues but on the other hand no proper documents that help me decide that I can buy it with no worries. So I am almost decided to look elsewhere

All the best in your hunt
