Hi,
I am selling a 6 year old Apartment in Koramangala. From the Karnataka Stamps website, I have got a basic idea of the Guidance Value (GV). However when I approached the SRO in Koramangala, I am getting different numbers each time. I understand that per the reccent revision (Sep 2011) of GV's there are multiple factors that influence the GV such as Type of flooring, availability of attached garden space, parking etc.,
I would like to know from the members, how can I get the exact Guidance Value? I dont want to prima facie rely on the SRO guys as I feel they may purposefully quoting a wrong rate. Can somne one please suggest what are all the cost elemnts that add up to get the exact GV.
(The documents posted on the website are completely in Kannada and unfortunately I can read Kannada).

Guidance Value is based on the actual location within an area and also on the Property. Say Raheja Builders, Kolte patil, national Games villate ...etc have direct valuation. For the other General assets there is a range based on the exact Block, Main Roads & Then the amenities. You can't have a general value for the entire Koramangala area which ranges from Rs. 2200 to Rs.4,500/sq.ft.
BTW Unfortunately when you can read Kannada, why don't you extract the information directly ...!!!!

My suggestion is Learn the language of the land wherever you live, which is always helpful for you at some point of time in your public life. Don't be negligent.

I think he meant to say "I can't read....". In any event, I completely agree. No matter where you are from, you have to learn to speak the local Language.
