3BHK floor plan review

Hi All,

This is my south-east facing(32 X 42) sites first 3BHK floor plan. Comments and suggestions are appreciated.

Hi sir, The plan is good if u can relook the windows in kitchen and dining unless if it is sliding it is OK but if it is open type their will be a problem for free movement.

i do not want the open kitchen, would like to keep it closed.
i am planning to move the utility door to the south west corner of kitchen. and provide door to the kitchen from the hall.

Any other comments on staircase, pooja room, etc

if u r thinking of providing door keep it in northwest corner. then u can plan for l shaped kitchen. staircase position is ok but 17 step will not be sufficient to climb including one step in mid landing so that it will be 18 steps. pooja room keep it as far possible square not rectangle in my opinion only. In bed room 12'*10' if u can shift the door & window from west corner to east corner as per vaastu, if u r not vaastu constraint please ignore.

Toilets are generally installed in North-South direction. You might have to change the direction for the common bathroom of the 2 bedrooms. Atleast for the master bedroom, you should have an attached bathroom rather than a common one.
The offsets for both sides are listed as 1.6 and 2 feet. It is too low for proper light and air-flow and you will face problems later. Please follow BBMP guidelines of leaving 3 feet offset on all sides.
If i were you, i would make the kitchen go full wall-wall facing the south side with 2 to 3 windows to get good airflow (essential for this area) and move the utility room to the south west corner and get rid of the bedroom of 12x10 and replace it with a study/computer room of 8x8 or something like that.

All said and done, this plan is a very poorly done architecture work. I would fire this architect in a jiffy.

I am planning to keep the kitchen window in NW corner only. regarding number of steps - valid point - noted
regarding size of pooja room let me re think

Common toilet is in NS axis only.
Other toilet is for the MBR in the SW
Bedroom in the NW doesnt have the attached toilet

setbacks: mine is SE corner site, so in the GF i am giving setback of 3ft in all the direction
for the first floor , 2ft setback is in the west.
No setback in the south
On east side i am getting 1.6ft extra(which is not on paper) which i will reserve for the setback. so my total setback in east would be 1.6 + 1.6

more windows in SE is good point, noted.

i can not reduce the size of third bedroom as it is a must requirement for me :|
