I am about to buy a site which is next to Rain water harvesting drain , which usually work when lake is over full during monsoon especially.the site is 30 meter away from drain bda has kept 30 meter buffer between site n drain

I wanted to ask did you take house plan approval from Bda first or went to bank to take ...

Thanks in Advance , please pour in your valuable suggestions , as this will be my first home if we will buy that site, I am going for that site because we have limited budget and it's falling within it, can't afford anything worth 65 lacs or 70 lacs .
