Registration charges and stamp duty for a 30*40 site came to around Rs.32,400 and apart from that they took Rs.8000 in cash for bribes at sub-registrar office and for khatha ...

The plan appears more towards box type approach, my suggestion is club the Dinning and living together along the north side. Keep the kitchen seems to be vastu fit no issues , you dont have place for pooja room. Master bed position is vastu fit. place a bed room in current dinning place.
