An agent has shown me a site in Shakti nagar(next to MCEHS layout, near Hegde Nagar). The agent says the site has has BBMP khata, BDA NOC with taxes paid and loan available. This nagar on a 2 acre piece of land next to MCEHS and it was supposedly developed by the central excise senior officers.
Please let me know whether the authorities have the power to develop a layout next to a society. What legal checks should I do for buying a site in Shakti Nagar?

Even i was shown a site in shakti nagar at Hegde nagar, which was beside the Arkavathi layout(proposed). The layout looks ok and its getting populated with houses now.
The price he was mentioning was like around Rs. 2050/sft.

There is one more layout coming up in hegde nagar namely: Chetan green city by Goldfish properties. Has anyone tried booking a site there? The layout is yet to be developed and they say it takes 3 months more to make it ready for registration. Can some one suggest is it ok to make an agreement with them by paying some advance?
