Best area to buy house for rental income and investment

Can anyone please help in finalizing the best area to buy a house with 50lakhs+loan for good rental income and investment. I tried to find some houses/plots in Marathahalli, but most of them are B khatha and have issues.I started looking in AECS and Kundanahalli. I would truly appreciate your input.

South Bangalore, Kanakapura Road between Konankunte Cross and Kaglipura is a good investment opportunity. There will be much appreciation in the area in the coming years. Please check report from The Hindu.

Areas around Electronics city and Sarjapura are also good investment choices with decent rental income
