Current Price in Anjanapura BDA 10/11 block

Hi all

I am planning to purchase a 30x40 site for construction in Anajanapura BDA Layout 10/11 block. If anyone has the idea of current running price in these layout, please share with me.

Hi sshankar, even I am looking for plot in Anjanapura. From what I have heard from RE brokers, it is 2600 and above in 9th, 10th and 11th blocks as they are ready for construction. But, this is definitely hyped up price by the brokers. If you get a direct owner, I am sure he will quote a better price.

Hi Sshankar

I visited last week with my brother, contacted a RE broker, the rates are varying from 3100 to 2300 in 9th, 10th and 11th block, the one site very near to Kembathalli main road parallel to High Tension line is 3000/- and the one which is in 10th block behind a private farm (near Recoup Hospital) it is 2300/-. One more site in 11th block behind Kembathalli villaage is in the range of 2800/-.Alos there are some plots belonging to 11th Block near Royal county that is in the range of 3500/-.

East and North in a good location where there are a few houses it is high and if the location is not good it is even avaialbe as low as 2000/-.

Its really hiped by agents.

Some agents are quoting 1600 for ist block others are asking 2100. If you find some good agent pls let us know as well.

Often used sentence. Buyers market progresses slowly(if at all) and Sellers market zooms past( zoooooo.......m), as far as the rates are concerned. An agent can not rise a market for 600 -700 rs unless there is a heavy demand.(their usual margin would b about 100- 150 rs psft even in established areas). Which Anjanapura isnt. So do the math.

You should not negotiate a rate with the broker. It is pointless and will work against you 100% of the time.

Hi pschidu,plotguy and other senior members,

I too am looking for a 30x40 north facing in 9th,10,11th block for immediate construction. I have approached many RE brokers but they are quoting 3000-3500 in these blocks. I know this is very hyped up. Through this forum, I would like to get in touch with the owners and deal with them directly.

Dear Sirs,

I want to caution you not to fall in the trap laid by a "Kembathhalli panchayat member" owning 1 acre 33 gunta land diagonally opposite to oceanus iris property in Anjanapura 11th block. My sizeable amount in xx lakhs is stuck up there. This is a stone walled agricultural property with cowshed, cats,dogs,chickens and exotic birds. The owners of this land "SEEMS GENUINE" but aren't. I negotiated for a 30x40 site at Rs 1667psft, which I thought is a steal price, later only to be made a fool. Thankfully the deal is a on a stamp paper duly registered and I plan to take a legal recourse shortly.

Hi Anand,

When you are saying that the real estage guys are quoting 3000-3500, why will the owners is the forum quote less? Owners would always like to quote the maximum. Isn't it?
But that way, if you look at it, it is the same everywhere. At BSK 6th stage also it is no different. I think it is very difficult to get a genuine owner and also get a very good bargain. Re-estate guys are very good at this.
