Sarjapur - Outer Ring Road is good bet for investment?

To answer this question the parameters i've included in my analysis are:
- Past appreciation & scope of future appreciation
- Infrastructure development(roads, flyovers, hospitals, schools, shopping complex,ect) in upcoming areas
- Buyers purchasing power in developed & upcoming areas
- Inflation
