Lucky you! I heard roadcutting charges do not depend on the size of the site or house. It just depends on road width.

if the size of the house is less than 140 sqmt then there is no welfare charge

Can any of our members undergone the same case as below? Kindly inform
1) During plan approval, What will be the betterment charge amount (per sq.ft) required to pay (BBMP Site and A Khata is present)?
2) Site is 30*50 and plan is for around 2500 sq.ft. What will be approximate total amount for plan approval?
3) If no road cutting is required will they collect the same?

Today I heard road cutting charges is based on i)width of the road ii) type of the road (something called 'bedding'..i.e. how much the road width is). I was told there are 3 'types' which decide road cutting charges. Mine was a 40' road. Initially broker said 15k. But on inspection, BBM engineer says it should be 18.5K

Btw, there is also a "Development charge" (not sure if that's the same as 'betterment charge' that someone just asked). It goes by the site size (not the bldg size). It is Rs. 20 per sq mt, atleast in Narayana Nagar I block area.

Looking at this thread, seems like the total charges can be classified as (based the amount paid):

a) Road cutting charges (paid to BBMP Commissioner)
b) Construction Worker fund (paid to Secretary, KSB And Others CWW Board)
c) Unofficial charges
d) Other official charge (betterment, license, misc receipts, ground rent etc)

It seems like everyone at the very minimum has paid for (c) Unofficial & (d) Other Official.
It also seems like some have NOT paid for (a) Road cutting charges and (b) Construction Worker, or they have paid only (a) or (b).
So does some know whether (a) and (b) is required for sure for a BBMP Plan approval?

I need to start my plan approval process soon. I do not want to pay bribe and get the work done. Any word of advise?

Has anyone got the plan approval without bribe?

when you get a plan approval, what all should we verify in the plan?
