I recently constructed a duplex house on a 30x40 plot with the entire ground floor dedicated to parking. Including the staircase room and overhead tank room, it will roughly come to 33-34 chadra

Budget depends on a lot of factors esp. what kind of interior and finishing materials you end up choosing. But 2 lakhs per chadra would get you a good finish. I went for a labor contract and though I still spent a little more than 2 lakhs per chadra, I have been able to use good quality materials.

can you tell me how much ultra tech cement cost per bag ? if we order multiple bags.

it will be almost 24 chadras and budget is 60 Lakhs (out of which i have to pay to contractor ~45 Lakhs)

HI keerthi2006 , Since it is full contract , i am not tracking the price of the cement but what i heard is 365 rs per bag if we buy minimum 100 bags

and my mestri insisting to use either Birla or ACC as he is not satisfied with the quality of the cement .. have to decide by this weeked

Regarding the Cement - Your Mestri is right as quality of Ultatech is going down and it is famous mainly because of availability.
Please go with ACC brand as per analysis done it has good composition as well quality wise also perfect compared to Bira/Ultatech.
