I was there in SMV Block-1 in July and nothing much seems to have happened over the past months and years. The development status is that they have put the electrical poles with pathetic and poor quality panels (no transformers though) and cabling, open storm water drains are done. No signs of water supply or sewage pipes work yet. While the main road is tarred, most of the smaller roads running in between the sites are full of large weeds/shrubs and gravel- difficult to drive on them.

I really dont know what is BDA's development plan and timeframe to implement it. They expect people to pay up for the site 7 years back and religiously collect tax for the place without providing amenities- cant we get together and lodge a Public Interest Litigation against the BDA?

Oh! I found some stewards in this site who were actice in good old groups.msn.com/bdasites. I remember Parkom, TMS and Shankumysore contributing extensively in that forum. I had posted some pics in that group two years ago. Can we post pics in this forum too?
I am now looking for a BDA Site in SMV Layout for a friend. He prefers SMV Block I, IV, V and XIV. Could someone shed some light on the prevailing rates in these blocks? Look forward to see this forum as vibrant as erstwhile msn group.

In my opinion, Its not worth to go for buying any sites either in SMV or BSK as of now.

No original Allottee is available for direct selling. Even if you see some ads on selling the plots online or in paper, they're all placed by the Broker's in the name of individuals.

When you call them for enquiring the details, they ask you to come there and then they say, 'they don't have that site, they'll show something else", for which they quote not less than Rs.1600-2500/sq.ft which is the price of Year 2005-06. Majority of the SMV layout site rates are not worth for more than Rs. 900/sq.ft as there is no improvement in the last 2-3 years and no signs of cauvery water till 2012(Proposed).

Only few sites you may get the quote at around Rs.1100-1200/- which are very next to the lakes, which are the future's BWSSB assets for connecting the drainage water and spoiling them.

Ummmh!! Thanks for the inputs. FYI ... in 2007, when I was scouting for one, the rate psft was in the range of Rs1400 to Rs1600. After 2 years you deem the sites are not worth even Rs1000 psft. I do agree, it would be extremely difficult to find original allottee. SMV layout is probably about 7years old. So original allottes would have either sold their property or constructed a house on their plots. If looking for investment purposes, then the only option, I think, feasible is to buy it from second or third or fourth owner. But we'll have to stride carefully enough not to be fooled.

mareyalare, how're you doing? long time no see (2years?) Good to see the SMV owners getting active again. Msn says water connections would happen in 2012- lets hope it really happens. Are they really planning to pipe the drainage to the lakes? I dont think they would do that; the sewage has to be piped to the sewage treatment station (there is one along Mysore road where you can see the suds bubbling all the time) and only then can they be discharged.

The commute to and from SMV layout should be quicker post the road widening project underway as reported in today's TOI ..........

Widening of Mysore Road

The BBMP recently began work on the widening of Mysore Road - from Sirsi Circle flyover to Nayandahalli-Outer Ring Road (ORR) junction. The approximately fivekm stretch currently around 18-28 metres wide, will be widened to 30 metres from Sirsi Circle flyover to Kimco junction, and 45 metres from Kimco junction to Nayandahalli-ORR junction. Up to Kimco junction, the road will have six lanes. After Kimco junction, the road will have 10 lanes, including service roads on either side.
Presently, tree cutting is on and utility shifting and other allied works are in progress. The entire work is expected to be completed within a span of 18 months. The estimated cost of this project is pegged at Rs 17-18 crores.
Apart from this, an elevated road from Sirsi Circle to Kimco junction has been approved by the Technical Advisory Committee (TAC). Tenders will be floated shortly for this project

Also the extension of Metro in Phase II to Kengeri will help in reducing traffic congestion along this stretch and much faster access to CBD
