Thanks mcneha..Thats a very useful information

The labour contractor is a civil engineer himself and promised to supervise the work everyday in site.However I am also thinking to hire a third party engineer who can give the unbiased inspection opinion .

Will see how this contractor handles in initial stages.If not working out then I will go for this option

Which area are you constructing the project? We are also planning a G+2 in 45X80 site. I am looking for a third party engineer who can give offer timely quality check. Have you found one?

Our site is in Marthahalli area..Not yet found any third party engineer as of now

Thanks Newbie for sharing your process:

My inputs:

1> Cost where you can cut is only flooring/ Doors/Windows and sanitary fitting and Interior staircase if any.
So if you keep these to very basic, I guess 1500 is achievable easily.

2> Before giving for Labour contract, if possible get a concrete timeline entered in agreement and penalties if any (this will help a lot in future issues).

I also have some queries:

1> I will start construction on BOQ (Bill of Quantity) as generated by Architect, which should be clear by next week.
Mine is 2700 sqft of contruction.

2> How much your Architect is charging, Mine has quoted 100 Rs per square feet (Which does look lil higher)
But i really loved their past work and design of mine house.

This fee includes All designs, 20 site viste, Quality check and Bill check.

Please share your inputs.
