material contract details
I have a largely successful thumb rule on sourcing materials.

1. Do a extensive survey on the prospective vendors.
2. Commit the expected quantity of the order to them.
3. Get them committed to a competetive price.
4. You will see that all the materials are of the same quality/ quantity at every supply & they are sent to your place over a "single phone call".
5. This also helps you maintain a credit with the suppliers for a few days, just in case you are not at site to make a immediate payment.

Could someone tell me what is the approximate construction cost per sqft nowadays?
When i inquired a contractor he told me for a medium type of construction it costs 3-4L for 1 'chadara'. Since 1 chadara is 100 sqft isnt this too high when calculated at even 2000 per sqft? Bcoz when i searched on the internet even as per recent advertisements ppl are quoting 1500-1800 psqft. Is my conversion of chadara wrong or do you think the contractor is including additional things which the per sq ft cost does not include?
I know that the answers I get will be purely approximate and depend on the final design and materials but still it would give me an average to expect when talking to someone since I have absolutely no knowledge on this.
Hi,

3-4 lakhs for chadra is way toooooo high. I can suggest you my contractor for about 1350-1400 who does good job by using good bricks , sand & steel. Ofcourse the flooring, bathroom fittings, paint will depend on you and i suggest you buy all that material.
