Hi All,

How is the painting labor rates usually quoted usually?

Is it based on total built up area of the house in sqft? Or is it based on total area of the walls is sqft?

Also I see in above post, some one has quoted 3300/100sqft, what is this rate?

If my house is total 1000 sqft, is paint labor 3300*10 = 33,000 only ??

Please help. I'm really confused. :(

I contacted a painter, he quoted Rs. 2 Lakh, for only interior and exterior. Excluding all windows, doors, grills etc.. My house is totally 2600 sqft, G+2 in 30*40 site.

Regards,
Santosh

Santosh,

There is little to be confused here.
The value applied for labor is surface area square feet.
Meaning surface area of the walls/ceilings to be painted. Even the edges of walls around Windows and Doors are calculated for the same.
Your actual built up area of the building might be much lesser.
2 Lacs with the paint sounds reasonable if you're expecting the best material and the best outcome in terms of quality.

3300/100sqft as labour can be justified for 3coat Patty, 2 coat Primer, 3 coat wall Paint, 2 coat Enamel, plus crack/hole fixing, wall leveling, spotless cleaning, removing&refixing door handles/other accessiores.

Else,
1100 - 1 coat primer, 2 coat wall paint, 1 coat door/window/grille paint
2000 - 1 coat primer, 2 coat wall paint, 1 coat door/window/grille paint PLUS 2 coat wall patty

The above rates apply to a 1000sft+ paint jobs, for smaller jobs the Demand-Supply factor(a mean of 50% extra) needs to be considered.
Can you give a quote for the polish work for teak wood , and grill painting - if you know off ?

From 2 weeks i have contacted a dozen painters and found that painters quote (labor cost)on lump-sum by giving a rough quote so no big calculation involved.

For a 30*40 site with three floors it comes to around 36 chadra(for painting site area is consider and not built up).For one chadra (100 square ft) depending on the painter they charge from 2500 to 3800 which is based on the painter and his experience.Painting involves entire building including compound , gate , OH tank etc.

So the labor cost involved is 36 rs * rate that u have agreed for chadra.By looking at the market today (for painting labor)2500 is on the lowest side and 3500 on higher side and anything above this then the painter is taking u on a ride even if he says that he used sophisticated machines for painting.

for material cost i will update after 5 weeks in which i will get a rough idea as i am purchasing all the painting materials.
