The sites mentioned are the 40% BMRDA blocked sites. These sites get released when the layout development gets completed which would be 2/3/4/ years. If the builder doesnt complete the layout development then these sites are auctioned by BMRDA and with that money the layout development is completed. Bank loans are not available for these sites

I had visited this plot and here is the observations -

Person from Zenon projects (marketing person) quoted us 1600/- per sqft he said they are the only person doing marketing and no other person is eligible to sell to marketing this plot. I am getting confusion here as this person is quoting 1250 negotiable.

And some sites still yet to get an approval. And we had visited this place its just empty....they have just started the work. I felt quoting 1600 is little expensive for this site...

He quoted less because they are not yet released by BMRDA !!!!!!!!!!!

I have contacted the person who posted this info, he mentioned the value of these sites are less becoz they are approved by BMRDA but not released yet. He said the price may not be 1250 Rs per sqft now, it may be more than that. He mentioned he is not doing marketing to any agency, he knows someone who has contact with owner of the layout.

Also, I have visited this layout, it is good layout. Planning to buy one plot if possible, still trying to negotiate the price.

There are multiple owners in Tulips. There is KVR Sowbhagya, Haritha properties, landowners share etc. Please be doubly sure from which owners quota you are buying. Some of the above owners dont even have an office in Bangalore! If there is some dispute between the partners then you would be left high and dry and would not even know whom to contact to get your money back. The blocked sites were then being offered at Rs 1100/- per sqft (in April,2011) against 50% payment. I had considered all the above points and then decided against going ahead.Its best to pay some more money and go for immediate registration. With recession staring ahead, no one knows what would happen two years down the line. Zenon quotes Rs1650/- but if you negotitate they will come down to around Rs 1450/- per sqft. A couple of people I know bought around that price 2-3 weeks back.
