I dont think this layout would get A Khata by any chance . Even if akrama-sakrama comes it would legalize layouts developed only prior to 31 Dec 2008 .

How do we check whether the layout is developed prior to 31 Dec 2008. Should we look at the date in DC conversion order or should we look at the date on which the plan approval was done by gram panchayath ? Or should we check for something else ?

I have booked one plot in Chaitra Shelters phase 2 by paying token amount of 50K, I paid that on 17 May. Yesterday, I received a call from them that relevant tax has been paid and A Khata is ready. I got a copy of that also, it says something in Kannada which I am not able to understand. If anybody can have a look at that document I can send to email id. I am not attaching that here, but will forward if somebody is wishing to have a look. Especially those who have already got the documents of Chaitra Shelters verified with advocates, please have a look at this additional document and advise me if all is well.
I am still nervous about this. Any advise is much appreciated.

They might have recieved A Khata for whole land and not for individual plots. That was the same case with phase 1 where no one got individual khata.
So verify this before proceeding since even in Phase 1 many are facing problems.

I am also in the same situation as you are in .
Even I got the docs by e-mail . But looks like thy have paid taxes got khata for the whole land not individual plots (Even though I cant read Kannada
).
I had verified the docs I had received earlier with an advocate he said unless you get individual Khata for each plot you cant proceed legally and construct a house .

As far as u are concerned both chaitra shelters and simplycar are both complete strangers
.
So you should take the documents and the new Khata to a good lawyer and get it verified and know the risks of buying a plot there.
For me the location and price were really tempting and the first lawyer i consulted told me all papers are ok.
But later i found out about the individual khata issue and did not proceed although they were saying that there were last few sites left.
If u do decide to proceed, then u need think whether u will get individual khata, whether there is some way this will get regularised in the future etc.
One thing i feel is there are many ppl in this thread itself who have paid small amounts as advance so maybe all of u can get together and consult someone
and decide?

I asked one of my colleagues to read me the 3 docs they sent by email, he said that only 1st installment (25%) of betterment charges has been paid, not full payment. Will the rest 75% of betterment charge will fall on us?
Today I spoke to my contact at Chaitra Shelters named Shetty, he said that the A Khata is for the whole plot only but while plot registration individual Khatas will be issued. Not sure if that is ok. I am yet to consult a lawyer. Moreover, they were saying that they would obtain KIADB NOC, BDA NOC etc, not sure yet if all is obtained. I was tempted too with the location and closeness to Hosa Road junction market and Electronic City. If I want to cancel this deal how will I get back my 50K is another tension. While I am waiting for any suggestion/opinion on this site, will try to workout what else can be done.

They said remaning 75% also will be paid by them. They are having 45 days time for that it seems. Now they are asking to do agreement and with that money they are going to pay.
Getting indivuudal katha may be little difficult. Once the akrama-sakrama comes to effet then only we will get. They had got BDA NOC already. In the documents given by them it is there. I had consulted lawyer yesterday with all the documents. In BDA NOC there are few clauses mentioned by BDA. One thing is in the layout plan shown to them there is no roads/parks shown. Other one is "So far BDA doesn't have any plans to acquire this land".
My lawyer said that as it is in BBMP limits, BDA acquiring the land is ruled out. Only issue is getting indivudual katha. My laywer neither asked me to go for it nor to reject it. He left the choice to me. In titles there are few flaws which are to be clarified by chiatra.
