Hi, I need some information/help from you people regarding the below issue that I am facing
Recently I purchased a site in a BDA approved layout(Bank Officers Layout in Kanakapura Road). This is now under BBMP. I applied for khatha Transfer. I have the following queries.
1) I received Hand written Khatha Certificate and Khatha Extract from BBMP office. Is my Khatha Transfer complete? Where can I check my khatha Transfer is Completed and I am the owner of the property in BBMP records?
2) The previous owner already paid the tax for 2013-14. When I searched in BBMPs online tax payment website with the New PID number, it is still showing the previous owner name as the owner of the property. What shall I do to reflect my name online?

Both your observation is expected/normal
Apply for EC ( Encumbrance certificate ) in sug registrar office - for 1 year - It should show your name in latest transaction
It costs less that 100/-

I guess after khata transfer, you should also need to submit copy of khata with letter for bbmp tax record updation. I remember doing similar thing for a b-khata plot. I wondering You might need to do similar steps.

We had got the owner's name updated in the bbmp tax receipts record during the subsequent year after plot purchase when we paid the property tax for the first time.. The site was a bbmp A katha site.. The bbmp person had told us that we have to pay property tax first and then only their records can be updated, but I'm not sure if this is an actual prerequisite..

I was also informed by my builder that Hand Written manual Khata will be provided. There wont be any Photo of mine. However, people who have registered earlier than me got Electronic Khata (With Photo). Builder informed me that value is same for both. I am very new to this process and not sure what else to ask and how the people who register earlier got proper Khata. Mine is apartment under BBMP, the layout is approved by BBMP and I checked the number in BBMP site. DC was done.
Any help will be appreciated.

You need to request the respective BBMP Office (where you applied for Khata Transfer) to change the name in the BBMP Property Tax Receipt. For that, you need to produce them the copy of latest tax paid receipt, the copy of absolute sale deed and the copy of certificate which says Khata is transferred.
The change process would hardly takes a minute but they simply delay it saying come some other day.
If you offer them some money, it will be done in front of you only.. That is ridiculous but this is the system we are living in.
I raised this to SAKALA but nothing has happened..
