I searched through this website and found some comments regarding MCEHS layout. They were not encouraging though. Could anybody please show some light on this layout? I heard that this layout is created before BDA was formed and hence this does not fall under its jurisdiction. Did anybody buy site here or know about prevailing rates? The broker is boasting of BBMP A khata, could this be true?

one of the issue I experienced is, many of the resellers doesn't have the layout map.
Without having the layout map, how do we know, the site exists and identify the plot co-ordinates ?
When approached the Society, they declined to give the layout map to non-allot tees.

Until a year ago I was looking for a site at MCEHS layout. I am writing my experiences. This layout is formed from a multitude survey numbers. The BDA had once notified in the newspapers about some of the survey numbers they had acquired. Hence half of the survey numbers have already been acquired by the BDA. But the sale deed (for the site which I was negotiating) does not mention the correct survey number. The sale deed mentions all the survey numbers on the document, hence it is unclear on which survey number the site is situated. The society also does not give it in writing to which survey number the site is situated. The BDA office should be consulted and verified if that particular survey number has been notified. Else buy at own risk.

I was also searching for a site in MCHS layout. The following were my experience. I liked the place a lot, but things did not work out.
1> It has multiple survey numbers. And you would not be able to find the site on which your survey number belongs to.
2> The mother deed is almost useless, as the seller would give you a mother deed of a survey number which you cannot track that it belongs to your site.
3> You would have to verify for all the survey numbers mentioned in the sale deed from the society.
However, people do the following.
1> Check with the neighbours if they know which survey number the site belongs to, so that u get an approximate. Look also the village map that you can get from the survey department at the cost of around 150 Rupees to approximate the survey number, it is not guaranteed that you can approximate so easily. Get the layout plan from the brokers, as they seem to have it.
2> Have a clause in your agreement that the site belonging to the survey number is issued by the soceity document is required. This might not work always. Atleast go the society with the seller and get information verbally that the site belongs to which survey number.
3> Check with RTC in the website that the list of survey numbers that are listed in the sale deed are not BDA acquired
4> Since it is a known soceity(same one which made the sahakar nagar), based on the neighbours/agents/seller/soceity identify the survey number. This survey number you need to add to your sale deed, so that the same problem doesnot happen when you start something.
This of course has risks, but after some consideration, i was okay to go ahead with the risks, as i could not find any other decent place with my budget at that time. But the seller changed his mind and i was really irritated.
The current price i guess is around 3600-4000 psft.
